About this space
TOADHAUS is a modern, private guest suite tucked into a quiet residential neighborhood just 4 miles from downtown Athens and UGA. Sized like a hotel suite but with none of the noise — your own private entrance, fenced mini patio and yard, one queen bed, one folding cot, and a sofa, plus a full bathroom with shower, Roku TV, mini fridge, microwave, Keurig, and your own mini-split A/C. No cleaning fee.
The space
Toadhaus is an antidote to noisy hotels and generic condos — a cozy, light-filled private suite with a splash of art (including a resident guitar guests love) in an ultra-safe, quiet neighborhood. Everything's stocked with small touches ,umbrellas, flashlights, a bidet, coffee and tea, and a house binder with local guides. Within 1.5 miles you'll find Kroger, Trader Joe's, Publix, Walmart, restaurants, parks, and the Botanical Gardens — and downtown Athens' restaurants and nightlife are about a 8-12-minute drive or uber away.
Guest access
You'll have two dedicated parking spots (Park directly in front of the garage door , entry gate to right of garage door ), a private fenced patio and yard for relaxing, and your own private entrance to the suite. Self check-in with a code sent ahead of your stay — no waiting around, no front desk.
Other things to note
We are NOT a motel , we are in a quiet residential neighborhood, so cannot have random people in and out all hours of the night . Only listed guests and their declared friends / family allowed Thank you
Traveling with a dog? Add them to your reservation in advance (pet fee applies) automatically adds if list pet on reservation — undeclared dogs will be charged during / post stay). We're unable to accommodate cats.
Dog guidelines:
1. Dogs must be crated if left unattended in the studio (we can provide a medium crate — just let us know ahead of time).
2. Dogs must be leashed anytime they're outside the fenced patio, including the driveway and neighborhood — the driveway is shared with other guests, so this applies even to the best-behaved pups.
3. Please clean up after your dog using the provided bags and dispose of waste in the outdoor trash cans to keep the patio area nice for the next guest.

Full house rules
Due to new neighborhood rules :
1. please note we are NOT a motel and cannot have unknown guests coming in and out, we live in a quiet residential neighborhood., and live on property we ONLY allow the guests that are booked onto property unless you ask for permission ahead of time
2. Keep outside noise down between 10pm and 7am
2. No congregating in driveway or hanging out in cars, unless arriving or leaving. PLEASE use your private fenced in patio for hanging out, talking on phone etc .. it helps keep the neighbors happy! (The driveway is a shared common space and has 2 security cameras )
3. No parking on the road for any reason , please use the 2 spots directly in front of garage door only
4. No smoking or vaping or open flames inside studio SMOKE OUTSIDE ! On patio with designated ash tray if guests smoke in room there will be a 100$ charge due to our cleaning service charging us for it.
5. Dogs MUST be listed at checkin , there is a pet fee, and MUST be kept on leash when not in your private fenced patio area, including driveway , walking around neighborhood, etc... please see additional pet info below :
Pertaining to PETS You MUST add your pets to your booking otherwise we will have to charge the pet fee retroactively - Currently we allow only dogs , up to 2 per visit , if left alone must be crated inside unit, ( we have a medium dog crate available if needed please ask before your stay ) and MUST be on leash when outside of your fenced in patio area. Any damage done by guests pets will be documented and asked to be reimbursed. We realize pet accidents happen but we expect guests to clean them up as soon as possible. There is a handheld wet vac in storage closet if needed. We expect quests to pick up their dog’s poop with the provided poop bags and discard into the outdoor trashcan .
We do a super thorough deep clean and carpet shampoo of the entire room after each visit so that all guests arrive to a fresh and clean studio.

Cancellation policy
More than 30 days before check-in: refund of everything you paid, minus the card processing fee (2.9% + 30¢ of the total, charged by our payment processor and not returned to us; about $10 on a $340 stay).
30 days or less before check-in: no refund. This includes bookings made within 30 days of arrival.
If we have to cancel, you get a full refund, including the processing fee.
Disputes: please contact us first about any charge. If you dispute a valid charge with your bank or card issuer instead, you agree to reimburse the $15 dispute fee. We're not responsible for fees charged by your bank or card issuer.
